- Bring the parcel number or address. County snow loads vary by site. A plans examiner can confirm both ground and roof values before design starts.
- Match the table to the project. The city's published residential table lists seismic category C; its commercial table lists D (assumed). Check the applicable criteria with the permit desk.

Is the listed frost depth the whole footing design?
Start with the right jurisdiction. The city table lists 18 inches; the county criteria list 24 inches and flag design criteria as site specific.

Can I compare the city and county snow-load numbers?
They describe different loads. The city's 40 PSF figure is a nonreducible flat-roof load. The county's 57 PSF minimum is a ground load for sites at or below 950 feet. City table · County criteria.
Above that elevation, the county uses parcel elevation and GIS snow-load isolines. Roof design is derived from the ground load using the referenced ASCE/SEI method. Have the county plans examiner confirm both values for the site.
Does a small shed qualify for the city permit exemption?
Size is only one condition. The residential provision covers qualifying one-story detached sheds and similar accessory structures up to 200 square feet. Sleeping, plumbing, mechanical systems and residential use are excluded; it also requires five feet from property lines and one foot from other structures. WCC 2.04.020(2)(a)1.
A structure that misses those conditions needs a building permit under that provision. Check the use and placement with the city before relying on the exemption; do not carry this city rule over to an unincorporated county address.
Why does the city chapter name 2018 codes?
Read the local chapter alongside state amendments. Wenatchee's published chapter names the 2018 building, residential, mechanical, plumbing, energy and property-maintenance editions and incorporates state amendments.
Washington's residential-code rules adopt the 2021 IRC with state amendments, effective March 15, 2024. Ask the permit desk to confirm the code set for your project rather than treating the older local heading as the final answer.
