Worley Construction
Windows & doors
Repair or replace the part that has failed, then make the opening weather-tight. The frame, sill, flashing and operation all matter more than the product label alone.

Plan the work
What matters before the work
Two different jobs go by the same name. An insert replacement, also called a pocket or retrofit window, sets a new unit inside the existing frame, so siding, exterior trim and interior casing stay where they are. A full frame replacement takes the opening back to bare framing.
Most calls start with a symptom that points somewhere other than the cause. A door that drags, catches at the top corner or needs a shove to latch has usually not swelled. The opening moved.
This is high desert. The valley sees roughly eight to ten inches of precipitation in a year, summers run long and hot, winters get cold, and the temperature swings hard between afternoon and dawn. Sun does more damage to windows and doors here than rain does.
Questions
Questions about windows and doors
The practical questions worth settling before the work starts.
Can a new window go inside the old frame, or does the whole thing have to come out?
Both are real methods, and the condition of the existing frame decides which one applies. An insert replacement sets a new unit inside the old frame and leaves siding, exterior trim and interior casing alone.
Full frame replacement strips the opening back to framing.
What decides what a window or door job costs?
Openings price individually, so the count matters less than what each one is. Size, operating style and glass package do most of the work.
The unit is only half of it.Opening the wall and closing it back up is the other half, and stucco, brick and stone cladding are slow to cut and slow to patch compared with lap siding. Upper floors need access and staging.
The glass has fogged between the panes. Does the whole window need replacing?
That is a failed seal in the insulated glass unit. The moisture sits on the inside faces of the two panes, so cleaning does nothing for it.
Many frames are built so the sealed glass unit can be swapped while the frame and sash stay in the wall, and that is a much smaller job than replacing the window.
Why is the bottom of an exterior door rotting in a place that gets under ten inches of precipitation a year?
Irrigation is the usual answer. A sprinkler head throwing spray onto the wall wets the bottom of the jamb and the threshold several times a week through the entire growing season, which is far more water than the weather delivers.
What lets that water reach the wood is usually a missing or failed sill pan under the unit, or sealant at the threshold that has gone hard and let go.
